This community is restricted to residents of the age of 55, and over. It was developed with special financing, which allows the rental rates to be more affordable. It is not connected with the Section 8 program, although applicants with vouchers are welcome to apply.

Current verifiable monthly income must meet a minimum of 2 ½ times the tenant paid portion of the rental rate but cannot exceed the maximum income limits.
If the tenant portion is “0” a minimum verifiable income of at least $2500 per year is required. You will be asked to provide at least 4 consecutive paychecks stubs or copies of award letters.
We require a minimum of six months verifiable consecutive monthly income. We must verify income of all occupants 18 years of age and over and verifications must be within 120-days of move-in date.
Changes in verifications may disqualify a household prior to move in. Income may not exceed maximum income guidelines, determined by the state given percentages of median incomes, which are based on the number of occupants in household. All apartments are income restricted.
The minimum age for residency at Mansions at Hastings Green Senior is 55. Note: For those less than 55 we have Mansions at Hastings Green Family next door.
Rental History
Verifiable minimum one-year history in good standing is required (all addresses revealed during processing will be researched). No history of eviction, landlord claims or balances will be accepted. It is your responsibility to provide us with contact information for previous landlords.
If we are unable to verify your previous rental history, we reserve the right to deny the application. First time renters may be considered with additional deposit.
Credit History
Under all circumstances, residents with eviction history, landlord balances, utility collections or unpaid returned checks will be denied occupancy.
Criminal History
Any felony convictions or misdemeanors for theft of property, violence, drug violations, injury to a persons, damage to persons, damage to property, sexual offenses, even if currently serving deferred ajudification, convicted or case pending will be an automatic denial of application.
Pets
We always permit animals trained to assist blind, deaf, or otherwise disabled individuals, they are exempt from paying a deposit for such. We will allow up to two pets per apartment. Each pet must not exceed 25 lbs when fully grown. A pet deposit of $350.00 for one pet or $500.00 for 2 pets is required, plus additional monthly rent of $15.00. Pet deposit must be received in advance. Pets must be housebroken. Vaccinations must be current. Certain breeds are restricted.
Other Policies
- No household can consist of all full-time students unless you meet the exemptions by the tax credit/bond program.
- Non-refundable application fee of $13 per individual over the age of 18 must be paid, and any additional cost incurred for verifications will be billed back to applicant.
- All applicants over the age of 18 must complete a rental application.
- Security deposits vary by floor plan.
- Based on the criteria you could be required to pay up to one-months rent in addition to the standard security deposit.
- Cancellation after 72 hours will result in forfeiture of the application deposit; please be advised that it can take 7-10 for final approval.
Occupancy Standards
No more than 2 persons per bedroom. Children are not allowed.
Failure to meet the above criteria, failure to provide requested information or verification on any information and/or falsification on any information on the rental application will result in denial of application.
