What does it mean when you say your project is “Affordable?”

“Affordable” is defined as a rental structure that allows apartments to be offered at a significant discount to “market rents” found in the same general geographic area. The rents are designated by the government and are designed to fall in a range “affordable” to low to moderate income people.


What does one do to qualify for an apartment at Mansions at Hastings Green Senior?

There is a number of qualifying criteria, but the most basic are that one must be over the age of 55, have an annual gross income of $26,820.00 for a single person, or $30,600.00 for a couple, and be able to verify both income and assets.

Is there any financial assistance or subsidy available at Mansions at Hastings Green Senior?

Financial assistance is not available directly from the Hastings Green community. One may, however, qualify for various types of financial assistance from Federal, State and Local Government agencies. Section 8 vouchers are one form of direct housing assistance that may be available for low income individuals. Please check the "Outside Services" page under “Information” in our web site for more information regarding services that may be available.

What is "Section 8" housing rental assistance?

Known as "Section 8 Rental Certificates," these certificates are available to very low-income families with incomes not exceeding 50 percent of the median income for the area. Families are allowed to choose where they want to live, subject to HUD standards. Section 8 vouchers are managed by the City and County housing authorities.

What does “Independent Senior Living” mean?

Housing for seniors falls into several categories related to the overall health of the individual. Those categories are: Independent Living; Congregate Care; Assisted Living, and Skilled Nursing Facilities. Independent Living (or Senior Apartments) are designed specifically for independent senior adults who are healthy, do not need daily supervision, and want to to enjoy a lifestyle filled with activities that may be shared with other seniors. In general, an Independent living Senior Community is for seniors who are able to live on their own, but desire the security and conveniences of community living.

Is Mansions at Hastings Green a public housing project?

No, Mansions at Hastings Green is a privately owned and operated, affordable housing development designed and operated for adults over the age of 55. Public housing is operated by a Housing Authority tied to a government entity such as a county or city. Mansions at Hastings Green Senior can be leased for reduced rents because prior to construction it qualified for Federal Tax Credits under Section 42 of the Internal Revenue Code. As such, the development must lease to individuals whose income falls within a certain percentage of the “Average Median Income.”

Can my younger relatives, like Grandchildren, visit me at Mansions at Hastings Green Senior?

Yes, in fact that is encouraged. There are a few rules to protect the quiet enjoyment of the other residents, such as no children are allowed unsupervised by an adult at the pool, and children must get out of the pool after two hours. There is nothing to say they can’t come back later for another two hour swim, but others may want a chance to swim without the “gleeful voices” of young children for at least a little while. But, mostly young visitors will find few, if any, restrictions on what they may, or may not do.

If I get to the point that I can no longer drive, is there any way I can get to the grocery, drug store, my doctor’s office, etc.?

Yes, Mansions at Hastings Green Senior has a brand new bus and driver that is available on a sign-up basis for the residents free of charge. The is a possibility that in the future the bus will run a regular schedule allowing for residents to plan on leaving and being picked up at specific times.
